Baseline is an 1,100-acre master-planned community anticipated to include residential, dining, retail, office, industrial and medical services, alongside miles of trails and biking paths. As Colorado’s first Pollinator District™, Baseline will blend urban life and outdoor adventure with more than 172 acres of open space and interconnected parks, making it unlike any other mixed-use community in the region. At full build-out, Baseline is anticipated to include 9,205 homes including single-family detached, townhomes, paired homes, condos, apartment homes, and build-for-rent homes. Baseline will be home to two schools in the award-winning Adams 12 School District, including a highly-acclaimed charter school and a new K–12 STEM school. It will also be the future home of the Butterfly Pavilion which plans to relocate to a new facility within the community in the next few years.

Community Amenities

STEM School

Through collaboration with Adams 12, Baseline will feature a pre-K through 12 STEM (Science, Technology, Engineering, and Math) school that will ultimately serve 1,800 students.

Butterfly Pavilion

The Butterfly Pavilion plans to develop an 80,000 square foot facility that will serve not only as one of the nation’s only invertebrate zoos but also as a center for world class invertebrate research.

Attainable Housing

12.6% of all housing units constructed within Baseline will be attainable, adding to the diverse and vibrant mix of housing options.
